TERMS AND CONDITIONS and POLICIES
 
PAYMENT POLICY:
 
- A reservation deposit of  $150 (USD)  is required to hold your dates and guarantee accommodations. This will be applied through your last day of  reservations. Until confirmed, all prices are subject change without notice. 
- Deposit payment must be made by money order or certified bank check. Payment must be received within 7 days of request. NO PERSONAL CHECKS 
- Total payment  must be paid in full no later then 8 weeks before requested dates of arrival in USD. payable by money order or certified check. NO PERSONAL CHECKS
- If dates are within 8 weeks of arrival payment must be made in full at time of request. Money order or certified checks only
- The owners reserve the right to cancel any booking if full payments are not received by due dates.
- Should circumstances arise beyond out control, and it is necessary for us to cancel (extenuating circumstances) a refund will be given along with any other monies and compensations paid without interest
- The owners accept no responsibility, and no payment or other compensation re-paid, if cancellation is caused or brought about by acts of war, threat of war, terrorism,civil unrest, fire, flood, acts of force majeure, airport closures,transportation cancellation of carriers. This responsibility falls within the hands of the renter and all funds are to be paid in full
 
SECURITY DEPOSIT:
 
- A major credit card will be required at check in. This is to hold a security deposit against any damages caused to the townhouse or the contents contained within it. Upon inspection by owners' agent after your check-out should damages be found by owner or agents, you will be notified within 5 days and the proper chargeable amount held against your credit card for repair or replacement.
 
CANCELLATIONS:
 
- A minimum 8 week notice is required for all cancellations in order to receive full deposit refund.
- Cancellations made within 6 to 8 weeks of arrival will receive a 50% refund of total payment received for stay.  
- Cancellations made less then 6 weeks prior to arrival dates will forfeit entire payment
 
CHECK-IN / CHECK-OUT
 
- Check-in begins at 4:00 PM. This is no early check in. The reception desk is staffed 24/7 for your convenience
- Check-out is by 11:00 am. We ask that please depart at appropriate time. Charges will be incurred if late checking out
 
OBTAINING KEYS
 
- Regal Palms resort is run like a hotel. Simply check in at front desk, at this time you will be asked to pay the required $10 per day club fees. You will receive your key card for access to the Clubhouse area. Prior to your arrival owner will contact you with code to lock box located at unit. Contained within the lock box will be a key for entry into the front door of townhouse. You will need this key to enter home. Key card will not work.
Renter assumes all responsibility to safe guard key. Should renter lose key they are to contact owners agent immediately. If key is lost, renter will be charged a fee of $200 for replacement of lock and key.
Upon checking out renter to MUST return key to lock box. Failure to do so will result in a $50 service charge. If key cannot be found by owner or agent, renter will be charged $200 for the replacement of new key and lock.
 
NO SMOKING
 
-This is a non-smoking unit. All smoking must be done outside of home and not near open doors or windows. If owner or agent deems smoking occurred in home the renter will have a charge placed on credit card for cleaning of townhouse.
 
NO PETS
 
-As per our Home Ownership Association rules no pets are allowed on any premises in Regal Palms. 
 
MAID SERVICE:
 
-All the homes within Regal Palms are "self-catering". The home will be cleaned prior to your arrival. A one time linen and towel set-up will be provided. There is a washer and dryer in the home and cleaning accessories as needed . Should you require a mid week cleaning you can contact our agent to request a maid service at cost to you. It is renters responsibility to maintain and take care of bedding and furniture during stay. Renter understands there is no daily maid service provided. Home will be cleaned upon your departure. Stays of 6 nights or less will incur a $50 cleaning fee.
 
INVENTORY/DAMAGES
 
-The townhouse will have a thorough cleaning/inventory/inspection before and after each rental. The renter should perform an inspection at time of check-in. if anything noticed it should be immediately brought to the attention of the owner or owner's agent. Renter to assume responsibility after inspection takes place.
- No inventory items or contents should be removed from house- including but not limited to towels and linens. Immediately report any damage to owners agents. Additionally renter agrees to notify and reimburse owners for any reasonable repairs to/ replacement of property
caused by the renter and/or guests. The owner will notify renter of any damages within 5 days of departure. Costs will be held against credit card.
 
LIABILITY
 
-The owners do not accept any liability whatsoever for death, injury, loss, damage or accidents no matter the cause. Renter agrees
to indemnify and hold harmless the owner from any liability, loss, damage, or personal cost incurred during occupancy.
- Owner will not be held responsible for any ongoing construction, alterations or repairs to surrounding properties during your stay
 
INSURANCE
 
- The owner does not accept responsibility for loss of any personal items while staying on property or after departure. It is renters responsibility to make sure they have all personal items, passports, money, etc.. upon departure
 
RESPECT
 
-Renter agrees to properly use and operate ALL FURNISHINGS- including electrical appliances, plumbing fixtures, electronic home entertainment devices and all other items provided. We REPSECT YOUR PATRONAGE PLEASE RESPECT OUR TOWNHOME
- Renter shall respect others within the complex and their privacies
RENTER SHALL NOT ADJUST  tamper or reset thermostat to central A/C without notifying owner or owner agent first. If renter adjusts A/C without notification a $100 fee will be incurred for proper resetting of A/C unit.
 
MISCELLANEOUS
 
- No one under age of 18 admitted unless accompanied by an adult
- Rental charges must be paid in full by certified check or money order to owner
- Maximum number of 8 people permitted in townhouse. Exceeding this limit will cancel agreement, immediate termination will take place and forfeiture of all funds paid.
-A telephone is available for local calls. A calling card is needed for long distance calls. Can be purchased at gift shop
